Forest Hill Neighbourhood

Ideally situated in midtown Toronto, the prestigious neighbourhood of Forest Hill is comprised of quiet avenues, mature trees and large, well-maintained homes. Often compared to the tony Rosedale neighbourhood, Forest Hill is equally representative of the most affluent residents in the city. Many flock to Forest Hill for the beauty of its topography; a beautiful mix of sloping hills, winding roads, charming red brick avenues and scattered parkettes.

The Forest Hill neighbourhood is essentially split into two distinct pockets; Upper Forest Hill and Lower Forest Hill, with Eglinton Avenue West being the dividing line. Lower Forest Hill was developed first and completed around the 1930’s. This neighbourhood is centred upon the Forest Hill Village on Spadina Road between Lonsdale Road and Heath Street West. Upper Forest Hill was first used for the Belt Line Railway (now the Belt Line walking/biking path) and industrial land and developed a little later on when Forest Hill could no longer be contained below Eglinton Avenue West.

Forest Hill Homes

A series of old building codes that are still enforced today require that Forest Hill homes be designed by an architect and that a tree be planted at the front of each property. This has undoubtedly contributed to the trademark character of the neighbourhood, the beauty of its mature foliage and the grand details of its brick and stone mansions.

As mentioned, the Forest Hill neighbourhood is comprised of two distinct areas. Upper Forest Hill homes and lots are of a more modest size than in Lower Forest Hill and are built mostly in the Tudor style of the 1940’s. Lower Forest Hill homes tend to be generously sized, many with luxury features and amenities. While many homes in Forest Hill are detached, single-family dwellings, a small collection of low-rise luxury condo buildings can be found west of Spadina Road, and on Lonsdale Road and Heath Street West.

Forest Hill Real Estate Market

While Upper Forest Hill homes tend to be, on average, slightly more affordable than those in Lower Forest Hill, the property values in the neighbourhood in general still exceed the $1 Million mark, with many in Lower Forest Hill seeing values of $3 Million and upward. As such, the Forest Hill neighbourhood tends to draw some of the most affluent residents in the city.

Living in Forest Hill

Forest Hill is an extremely family-friendly neighbourhood with its ideal mix of great schools, lovely green spaces, and walkability. In addition, three main shopping districts serve the residents of Forest Hill.

The central Forest Hill Village (referred to simply as ‘The Village’ by area residents) provides a charming suburban feel in the middle of the big city. Its three blocks of shops, restaurants, and services deliver all the basic staples and then some. Many homes in Forest Hill are within walking distance of the ‘The Village’ and neighbours often congregate at the popular coffee shops and ice cream shops on Spadina Road.

Eglinton West Village offers further shopping opportunities, with closer access to those living in Upper Forest Hill. Restaurants, coffee shops, banks, and fashion boutiques line the few blocks west of Avenue Road on Eglinton Avenue West.

St. Clair Avenue West (west of Bathurst Street) is another stretch of lovely independent shops and boutiques as well as big box stores and grocers.

Forest Hill families love to get outdoors, and the 14.5km Belt Line Trail passing through the neighbourhood en route to Rosedale Valley provides them with plenty of opportunities to walk, run, bike or rollerblade. In the winter months, the Forest Hill Public Library offers family programming for all ages.

Forest Hill Area Transportation

Regular TTC bus service runs along Avenue Road, Bathurst Street, St. Clair Avenue and many more neighbourhood streets connecting to St. Clair West subway station on the Yonge-University-Spadina line.
