Though the days have been heavy with heat and humidity in Toronto this summer, it appears that our healthy real estate market has maintained it's energy with almost 10,000 properties sold in the month of July alone. This was the most active July on record and August seems to be shaping up in a similar way. You might be interested to know that bidding wars are not only being seen in the detached property market but for condo apartments and even suites for lease as well.

If you are ready to buy a property, the first thing you will want to do is talk to a mortgage professional or financial advisor to make sure you have a safe and secure approach to what can be the largest purchase of your lifetime.
Research the neighbourhoods you are considering. Walk their streets, visit their schools, shops and parks.
The next step for either a buyer or a seller is select a few real estate professionals that you might like to work with and interview them. This can be as informal as a coffee in your local cafe or a meeting in the brokerage boardroom. Be sure to ask about their experience in Toronto real estate, how they plan to achieve your goals, and assess if you are comfortable with their personality and approach.
Once this important step is complete, your real estate professional can walk you through the rest. If you are a buyer, prepare to be patient as it can sometimes take a while to find the perfect property. If you are a seller, hold on to your hats as the selling process can be fast and furious!
